Starting Tomorrow: First Annual 15% Increase in Old Rent
Starting Tuesday, September 1, 2026, the first annual periodic increase in rental values for units subject to Egypt’s old rent law will take effect, in accordance with Law No. 164 of 2025 regulating the relationship between landlords and tenants.
The law stipulates a 15% annual increase in the rental value determined under its provisions. Each annual increase is calculated based on the new rental value, rather than the original rent previously paid by the tenant.
New Minimum Rental Values
Rental values for residential units vary according to the classification of the area. The law set minimum rental values as follows:
- EGP 1,000 for prime areas.
- EGP 400 for medium areas.
- EGP 250 for economic areas.
These values apply after the relevant committees complete their surveys and officially classify the areas according to the procedures established by law.
Examples of the 15% Increase
If the new rental value is EGP 250, the 15% increase amounts to EGP 37.50, bringing the monthly rent to EGP 287.50.
For a rental value of EGP 400, the rent increases to EGP 460 per month.
For a rental value of EGP 1,000, the new rent becomes EGP 1,150 per month.
