Officially.. Old-Rent Prices to Rise 15% in September 2026: How Much Will You Pay?
Tenants covered by Egypt’s old-rent law are preparing for the first annual increase in rental values, scheduled to take effect in September 2026 under Law No. 164 of 2025 regulating the relationship between landlords and tenants.
15% Annual Increase
Article 6 of Law No. 164 of 2025 stipulates an annual periodic increase of 15% in the rental value determined under the law. The increase is calculated based on the newly established rental value rather than the original rent paid before the law took effect.
For residential units, the law set minimum rental values according to the classification of the area:
Prime areas: EGP 1,000 minimum
Middle-class areas: EGP 400 minimum
Economic areas: EGP 250 minimum
How Much Will the Rent Become?
If the current rental value is EGP 250, a 15% increase equals EGP 37.50, making the new rent EGP 287.50.
For a rent of EGP 400, the increase is EGP 60, bringing the new rent to EGP 460.
For a rent of EGP 1,000, the increase is EGP 150, bringing the new rent to EGP 1,150.
The 15% increase will continue annually, with each year's increase calculated based on the latest rental value.
